CLIENT GOALS

Colliers initiative was for a bright, open, inviting space that incorporated Colliers “We Own Blue” branding in an elevated aesthetic.

SOLUTIONS

The existing vacant space had private offices along the exterior perimeter blocking the natural light from penetrating the space and disrupting the fantastic city views. The goal was to provide all employees with both views and natural light. This was achieved by eliminating the perimeter offices; where possible, a few perpendicular walls were maintained to lessen the amount of demolition and landfill material. The entire open office area runs along the west window wall, the remainder of windows are accessible to all located in the following common spaces; the Conference Room, four Huddle Rooms and a Lounge.

RESULTS

The new space meets all Colliers programming needs and provides a fluid flow through the space while creating a “public” zone where all functions and resources for guests can be accessed. The “public” zone begins in the Lobby with a dramatic perforated metal back-lit feature wall with signage there is also a drop-in space and hospitality station within the Lobby. The Conference Room with advanced technology is accessed via full height sliding glass doors flanking each side of the feature wall. Also adjacent to the Lobby are two Huddle Rooms with fantastic city views.

In the portal between the “public” space and office space is the amenities hub with a Café and Lounge. Beyond the portal the space opens to the open office area with 35 new sit-stand workstations and a “collision zone” soft seating area. In the center of the open office area where the building floorplate angles, there is a central teaming area grounded with dark grey accents and highlighted with a large decorative pendant fixture above a high-top communal table. There is a continuous promenade that leads from one end of the space to the other, where two additional south-facing Huddle Rooms are located. Along the inboard side of the promenade there are 10 Private Offices fronted with full glass demountable partitions with sliding glass doors overlooking the open office area, allowing the natural light to penetrate into the offices and provide city views.
