WMF partnered with Montessori Regional Charter School to develop a comprehensive master plan for its newly acquired 17-acre campus in Millcreek Township. Through a collaborative process with school leadership and staff, the plan reimagines an existing campus to support a growing K–6 Montessori program. From circulation and site organization to outdoor learning and play, the campus improvement zoning establishes a flexible framework for phased improvements, guiding the school’s long-term vision as funding and development progress.

WMF provided feasibility planning and conceptual mixed-use redevelopment analysis, studying multiple development scenarios to test the site’s potential for residential, commercial, parking, and amenity uses. This included reuse analysis, massing and site planning studies, yield testing, parking evaluation, and review of how different redevelopment strategies would affect project intensity, historic preservation, and overall viability.
