CLIENT GOALS

• Develop new retail bank branch on corner of 12th Street and Peach Street.
• Design a flexible shell to accommodate different/various potential tenants to adjust to the shifting downtown Erie market.
• Integrate this property as part of a larger master-planned vision for development along 12th Street.

SOLUTIONS

The design utilizes a large store-front volume to capture the corner of the intersection. The progressive tones of the angled walls, sun-shade structure, and metal cladding are complimented with traditional brick and wood accents. Low planters surround the building’s foundation to provide a soft separation from busy street while highlighting the pedestrian zone and creating pathways that lead patrons to the building entry.

Although modest in size (3,000 GSF), the design is intended to illustrate the grander vision that ZFLP Properties has for their surrounding/adjacent projects to follow.

RESULTS

This project was completed in 2021 and is the first phase of the owner's larger vision for the 12th and State Street Redevelopment area that includes the 1128 Project (designed by WMF in 2022) and the Metropolitan project (designed by WMF, ongoing).
