CLIENT GOALS
- Planning study to redevelop the existing Metropolitan Building into a mixed-use property in downtown Erie, a 1.6 acre site.
- Create a parking deck for the residents and commercial spaces.
- Create a large internally-focused amenity area for the building users and tenants.
- The program includes adaptive reuse of the existing Metropolitan Building, create new residential units and new commercial space (with a large retail component), a parking deck, and shared amenity spaces.
SOLUTIONS
The renovation of the initial Metropolitan Building is the initial phase of a larger master planned development. The renovation includes the creation of 16 residential rental units on levels 2 and 3 over commercial tenant space on the first level. Tenant amenity space is provided on the lower/ basement level with connection to a private parking garage.
The masterplan for the surrounding development includes 2 additional mixed-use buildings over the top of a shared parking deck. The total development of the 1.6 acre site will create 80 new residential units, 17,000 GSF of new commercial space (with a 7,000 GSF retail component), a 2-level 210 space parking deck, and 18,000 GSF of shared amenity. The master plan utilizes the massing of the three residential towers to create a large internally focused amenity area that provides a pool deck, outdoor grill/dining areas, screened party rooms, gardens, firepits, and other community life-style features.
RESULTS
The renovation portion of this project is in the feasibility stage while the client completes the Citizens Bank project (completed by WMF in 2021) and the redevelopment of the 1128 State Street project (design by WMF in 2022). Completion of the Metropolitan masterplan and full-site development is ongoing.
